| Q: | Q. AS A SELLER, DO I NEED A HOME INSPECTION?
| A: | A. A listing inspection will point out any potential problems that might be uncovered later by the buyer’s inspection. Finding problems early, will allow you to address them before listing your home, making for a faster and smoother sale.
| Q: | Q. AS A BUYER, WHY DO I NEED A HOME INSPECTION?
| A: | A. Your home is one of the largest investments you will ever make. While a home inspection cannot remove all the risks of the purchase, a professional, certified inspector can give you a clear picture of the many systems and structural elements that make up the property. By being aware of any potential problems, you can avoid costly surprise repairs and problems with your new home.
| Q: | Q. DOES A NEWLY CONSTRUCTED HOME NEED AN INSPECTION?
| A: | A. Absolutely. A professional inspection of a new home is important. Potential problems can be caught early, while they are still easy to correct. It is especially important to arrange the inspection before the interior walls are finished, and problem areas or shortcuts can be hidden.
| Q: | Q. IS IT UP TO CODE?
| A: | A. A professional home inspector will describe in detail the current condition of the home. It is not an appraisal as to the home’s value or municipal code inspection.
| Q: | Q. WHAT IF PROBLEMS ARE FOUND?
| A: | A. No house is going to be perfect. The professional inspector attempts to make you aware of all safety concerns and major expenses. If problems are found, you may be able to renegotiate the cost of the repair, decide this home is not for you, or may be the “handyman special” you were looking for. Our report will advise the condition of the house at the time of the inspection, including needed repairs.
| Q: | Q. DO I HAVE TO BE THERE?
| A: | A. No, you aren’t required to be there. The report you will receive will be complete with pictures of potential problems. Yet, we do encourage you to attend. By following the inspector, you can ask questions directly and the inspector can explain them to you. You will be able to visually examine any reported item in detail.
| Q: | Q. HOW LONG WILL THE INSPECTION TAKE?
| A: | The time will vary depending on both the size and condition of the home. For most homes, 3 hours is pretty typical. But for larger homes, or homes in poor condition, it may take longer.
